Painters in Benalmádena: from the ground-floor shop to the whole block

Painting for homes, facades, stairwells and commercial premises in the municipality of Benalmádena. Here a shop front does not belong to the shop alone: the local by-law requires it to match the building’s colour and finishes. And the building check has a name of its own, the IEE.

Commercial premises

The shop front is the building’s front

Benalmádena regulates shop fronts in the same by-law as terraces and outdoor displays. Its article 28 comes down to four rules.

  1. The building’s colourSame colour, same finishes

The shop front has to keep the look of the building. To repaint it you need the building’s colour reference: the community of owners has it, or it can be taken from a sample of the facade itself.

  2. No brand lookNot even for franchises

The by-law expressly bans altering the facade with finishes specific to the business, “even in the case of franchises”. The corporate colour goes on the sign, not on the wall.

  3. The community’s awningApproved model and colour

Facade awnings follow the model approved by the community of owners, and folding-arm awnings must be the colour the community has approved. It is worth being clear on that before painting around them.

  4. Closed premises, kept cleanNo signs, shop window covered

Premises with no activity have to take down every sign, leave the facade completely clean and cover the shop window if the inside looks unsightly. It is a good moment to give it back the building’s colour.

The preamble to the 2022 text explains why: each business designed its image to suit itself, and that distorted the image of the town.

The deadline

A deadline to comply that keeps moving

The by-law gives establishments with a current permit a period, counted from its entry into force, to bring the facade back to the building’s aesthetic conditions. It covers painting, tiling, arches, awnings, canopies, signs, posters and similar fittings attached to the facade.

  • 4 years

Version printed on 27 May 2022 in the provincial gazette.

  • 5 years

May 2024 text, the one the council publishes on its website.

  • 2025

The council’s list of by-laws shows this one in force since 25 September 2025. We have not been able to read that text.

The council’s 2025 regulatory plan already provided for amending the by-law, and the text in force since September of that year may have changed the deadline again. Before counting on a specific period, ask the council which text applies today.

Arroyo de la Miel

An open-air shopping centre with rules of its own

The same by-law recognises the Centro Comercial Abierto (open-air shopping centre) of Arroyo de la Miel, which may set its own conditions on aesthetics, design and organisation as long as they comply with the general rules.

The list of streets is long: among others, Avenida Blas Infante, Avenida de la Estación, Avenida García Lorca, Avenida de la Constitución, Plaza Mayor and Calle Las Flores. The text itself warns that those boundaries may change. If the premises are on one of them, ask what conditions apply before choosing colours and a sign.

The building check

Not the ITE here: the IEE

Benalmádena has a by-law on the Informe de Evaluación de los Edificios (the IEE, or building assessment report) and an official form for filing it. A technician signs it, and also declares on their own responsibility that their qualification, insurance and professional registration are in order.

The report goes through the building part by part: foundations, structure, facades and party walls, roofs and roof terraces, and services. Each one is rated favourable or unfavourable, with the location of every defect, a description, the tests carried out and photographs.

If the facade comes out unfavourable, the technician can set a start date and a completion date for the work, and estimates its cost part by part, with a line of its own for facades and party walls. The result also states whether the defects affect structural safety or only watertightness, habitability or use.

For the painter, that line of the report is the starting point: it says what has to be repaired first and by when. The quote is built from it.

What happens to a building when the report comes back poor: facade refurbishment.

Plain talk

Worth knowing before you call us

Is it ground-floor premises?

Before choosing anything, ask the community of owners for the building’s colour and finish references, and for the approved awning model. That is what the by-law requires.

Is it in Arroyo de la Miel?

If the street is part of the open-air shopping centre, there may be aesthetic conditions of its own on top of the by-law’s. Ask before ordering the sign and the paint.

Is there an IEE with a poor facade?

If the building report rated the facade unfavourable, painting comes after the repairs it calls for, and within the deadlines the technician set.

If the work is in Torremolinos, its 2026 aesthetics by-law applies there: painters in Torremolinos.

Questions

Questions about painting in Benalmádena

Do you work all over Benalmádena?

Yes: in Arroyo de la Miel, Benalmádena Pueblo, Benalmádena Costa, Torremuelle and elsewhere in the municipality. Give us the address and tell us whether it is an interior, a facade or premises, and we will come and take a look.

Can I paint my shop in my brand colours?

Not on the facade. The by-law on terraces, displays and shop fronts requires the building’s colour and finishes to be kept, and bans finishes specific to the business even for franchises. The brand goes on the sign, within what the same by-law allows.

How long is there to bring a shop front into line?

It depends on the version: the 2022 text gave establishments with a current permit 4 years from entry into force, and the May 2024 text 5 years, for painting, tiling, arches, awnings, canopies, signs and similar work. Another version has applied since 25 September 2025; check the current deadline with the council.

What is the IEE?

The Informe de Evaluación de los Edificios (building assessment report), which Benalmádena regulates with a by-law of its own. A technician signs it, rates the state of the building part by part (including interior and exterior facades and party walls) and, if something comes out unfavourable, can set when the work must start and finish.

What colour does the shop awning have to be?

Under the by-law, facade awnings follow the model approved by the community of owners, and folding-arm awnings must be the colour the community has approved.

Premises, a home or a whole block in Benalmádena?

If it is premises, tell us the building’s colour; if it is a block, whether there is a recent IEE. We look at it in person and you get the quote in writing, with each item listed.
